In April 2025, the Washington D.C. metro housing market experienced a sharp increase in inventory, with active listings up 49.4% compared to a year ago, totaling 9,815 homes. New listings also increased slightly by 1.7% over April 2024. However, homebuying activity remained subdued, as new pending sales fell 6.6% year-over-year, with Arlington County being the only area to see an increase. The market’s slowdown is likely linked to economic headwinds, including federal workforce cuts and potential impacts from DOGE, leading to more cautious buyer behavior.
Despite reduced demand, home prices have continued to rise, with the median price reaching a record $655,215 in April—up 2.4% from the previous year. Expectations that lower mortgage rates would boost the spring 2025 housing market have been tempered by ongoing economic uncertainty, government job cuts, and return-to-office mandates. As more listings hit the market, buyers in the region may gain greater negotiating power. Still, prices are expected to remain stable or increase in most parts of the D.C. metro area.
